Introduction
Often when an owner/developer takes possession of a block of land, there is an existing building on the site, particularly in an older suburb.
If the structure is minor, such as a shed, anyone can demolish it.
If the structure is significant (defined as greater than 10 square metres), a demolition permit must be taken out before any work can be done.
A suitably qualified contractor needs to be engaged to do this. The permit application requires a demolition plan to be submitted which illustrates how the work will be carried out and also how the OHS Act will be followed.
An investigation needs to be carried out to assess if asbestos or soil contamination are present. Asbestos is often found in boilers and plant which deal with steam. It is important to have samples tested to see if the asbestos is of the friable or non-friable type.
