Building specifications

The building specifications are an important group of documents which forms part of the contract. The building specifications consist of plans, elevations and items which the customer has specified. These documents are used to work out the contract price at the beginning of the project. When planning the project, the building specifications only affect the scheduling of a job.

Building specifications are made up of the following types of documents. Select each of these to find out more:

• Plans Include the plans for the building from a bird's eye view.
• Elevations Elevations are drawings of the building showing what it looks like from north, south, east and west.
• Material specifications Material specifications include details of the type, strength and size of material to be used in different parts of the building.
• Colour specifications Colour specifications include the colour selection for internal and external areas. If the project is in a heritage protected area the colour specifications would come from the council stating the colours that should be used.
• Product specifications Product specifications include items such as whitegoods, electrical goods, lights and switch types.
• Floor and wall covering specifications Floor and wall covering specifications include details of the type and colour of material used for floors and walls.
